ADCO Office Fit-Out: Crafting a Collaborative Space

DNP Projects was engaged to deliver a comprehensive office fit-out for ADCO Constructions on Level 12, 177 Pacific Highway, North Sydney. The project, with a duration of just under two months (07.07.2025 – 01.09.2025), required a high degree of coordination and agile project management to meet the demanding schedule.

Scope of Work

The scope of works included:

• Full site establishment and demolition.

• Building and ceiling works, including complex feature ceilings.

• Painting, flooring, and joinery.

• Full services installation: Electrical, Mechanical, Fire, and Hydraulic.

• Supply and installation of all new furniture.

• Final clean and comprehensive project management.

Key Project Successes

Despite the tight constraints, the project was successfully completed on time. The key achievement was the ability to deliver the full scope within the limited timeframe, a result of effective coordination, proactive problem-solving, and strong collaboration across all 16 project trades and consultants.

Challenges and Solutions

The project presented several complex challenges that required immediate, effective solutions:

• Engineering Redesign: Initial engineering drawings incorrectly positioned core holes under a lift shaft, necessitating a rapid redesign to incorporate new pump-out units.

• Feature Ceiling Complexity: The intricate feature ceiling works and their engineering, combined with the need to coordinate ceiling heights against existing services, required meticulous planning and on-site resolution.

• Logistics and Long-Lead Items: The schedule was pressured by long lead-times for joinery, feature carpet, and outdoor furniture. Furthermore, the installation of vinyl flooring on a raised floor system required careful substrate preparation to ensure suitability.

• Joinery and Services Coordination: A challenge was encountered with the kitchen wall joinery, which was not full height, requiring detailed coordination with ceiling and service trades to maintain a seamless finish.

• Workstation Relocation: Coordinating the relocation of existing workstations from ADCO's previous site added a layer of complexity to the logistical plan.

By maintaining a constant line of communication with the project team and actively managing the supply chain, DNP Projects ensured all obstacles were overcome, delivering a high-quality office space for ADCO Constructions.
